Even the most reliable tenants can face unexpected hardships. That’s where our Rent Protection comes in, ensuring you’re never left in the lurch. Should your tenant stop paying rent, our cover kicks in to pay missed payments up to £3,500 per month. This crucial support continues until you gain vacant possession of the property, or for up to 15 months, whichever comes first. This means your mortgage and other property expenses are covered, providing vital financial stability.
But it’s not just about covering rent. We also protect you from the significant legal costs associated with eviction.
Evicting a tenant is typically a costly and lengthy legal process, involving steps like serving an Eviction Notice (2 weeks – 2 months), navigating Court Proceedings (8 – 12 weeks or more), and potentially Bailiff Eviction (4 – 8 weeks or more). Our Rent Protection provides all-inclusive financial cover for these legal fees, up to £100,000. This benefit is crucial for landlords, as the combined burden of escalating legal costs and the continuous loss of rental income from a non-paying tenant can be financially devastating.

Unlike traditional policies that often require landlords to attend court (or pay their managing agent’s day rate), an InStyle Property Director will attend court on your behalf, supporting your claim in person and completely free. This saves you valuable money, time, and stress during an already challenging period. While it’s not mandatory, we highly recommend Rent Protection, especially if you rely on your rental income. What does rent protection cover?
Unpaid rent is covered in full for up to 15 months (up to a maximum of £50,000) or until vacant possession of the property is obtained. Legal expenses up to £100,000 are paid to cover eviction costs related to rent arrears. Where a tenant is evicted due to rent arrears and a new tenant is needed, 75% of the rent amount is paid to you for up to 3 months whilst the property is vacant and whilst we search for a replacement tenant. Such funds can help you pay a mortgage on the property whilst the property is vacant or can help you with costs incurred towards finding a new tenant. Do you pay 100% of the rent value?
Yes absolutey, 100% of the rent amount is covered with InStyle Property rent protection. In addition, many rent protection policies will not pay you until the tenant is in arrears of an amount equal to at least one month’s rent. With InStyle Property rent protection, there is no lower limit on the amount of arrears needed before missing funds can be paid to you. For example, if your tenant pays just £20 short one month, you will be paid the £20 in full by us. Under such circumstances, other rent protection promises will not pay you this £20 because the tenant had not yet reached arrears amounting to one month’s rent at this point. How do tenants qualify for rent protection?
